What Are The Options?

1. We become your tenant

Our company becomes your tenant under a company lease agreement and we provide the following benefits :
- Your property is kept in hotel standard condition. We look after your assets.
- No voids – your rent is guaranteed for the duration of our agreement.
- We take care of any maintenance up to $50 including VAT.
- The property is inspected by our cleaning team weekly as a minimum.
- You can inspect the property as regularly as you wish (24 hours notice).
- We can make arrangements quickly (less than 2 weeks until your first rental payment).
- Hassle free – you can be confident in your return and that your property is being looked after by us.

2. We manage the property as short term lets on your behalf

On this option we market your property in the same way as option 1, however the key differences are : The return varies from month to month and could be higher than the guaranteed rent amount.

We work with nationwide businesses, airports and hospitals to help house their professional employees, cabin crews and doctors, who need accommodation in the area.

They cannot commit to long ASTs as they may be in the area for only a short period of time (a few days up to 6 months). That’s where we come in and provide accommodation on a short term basis to them while ensuring we meet our obligations to you as our landlord or client.

We fill gaps by letting the property to well vetted guests who need accommodation while visiting the area for leisure and to families who need accommodation due to work being carried out on their main residence (often insurance companies are funding the stays).

Like any tenant things can get damaged, however unlike a regular tenant, we repair and maintain the property whenever an issue occurs. Our guests have to provide ID, sign terms and conditions and we take a security deposit every stay.

If something gets damaged we charge it directly to the guest out of the security deposit and inform their employer (our guests do not want to upset their employer). We are fully insured with legal indemnity, contents and public liability insurance if the worst should happen.

A key difference with us, is that we have guests, not tenants so they have no right to occupy. If there is a problem – we can remove them. Overall, the property has to stay in hotel standard condition or we could not operate as a business so you can rest assured the property will be looked after – that’s what makes us the perfect tenants as your needs and ours are aligned!

Contact us now – we get back to everyone and there are no silly questions – we are happy to answer anything and show you our systems. An analysis of your property takes only a few days.

Unfortunately we do not allow pets in any of our properties for mid to long term stays. For short term stays, up to (1) dog per accommodation is permitted (with the exception of Pit Bulls or Pit Mixes, which are expressly prohibited) with a nonrefundable $50 cleaning fee, and the guest must sign the Pet Policy & Agreement form.  IMPORTANT: A $200 charge will be applied to the customer’s credit card if it is determined that unreported animals have been kept in the rooms

Yes, this is possible depending on the length of stay, large discounts can be applied for you when booking direct. Please contact us with your dates and we will let you know about the discount based on the length of the stay and other conditions.

We allow smoking in the designated outside smoking area of some properties that have access to outside spaces like balcony. Please Note: A $200 charge will be applied to the customer’s credit card if it is determined that smoking has taken place inside the Property.

No, we offer you the entire property for the duration of your stay. You’ll have exclusive access, and we guarantee that no one else will have entry. Moreover, we ensure to notify you at least 24 hours in advance if our cleaning or maintenance team requires access to the property.

Yes, we do. For cash reservations on short-term stays, we require a security deposit equivalent to a minimum of 20% of the total reservation amount. For long-term rentals, the security deposit is a minimum of half the monthly reservation charges.

For cancellations less than 5 days before the scheduled arrival, payment is non-refundable unless the Property is re-rented for the same period. If the Property is re-rented, a refund (less booking and/or transaction fees) will be provided.  There are no refunds for no-shows, late arrivals, early departures, or inclement weather.

Yes, we do. For bookings of 90 days or more, a pre-payment equivalent to 28 days’ stay is required. For long-term bookings of 60 days, a minimum of 7 days’ pre-payment is necessary.

Yes, since the properties are in a neighborhood of privately owned homes, quiet hours are to be observed between 12:00 a.m. and 8:00 a.m. 

Yes, you are welcome to order takeaways and small deliveries during your stay. However, for larger items, we kindly request that you notify us beforehand. It’s important to note that we cannot assume responsibility for items that arrive before or after your stay.

Yes, the “Minimum Age” to rent the Property is 18 years of age. You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental.

Verification ID is mandatory for both cash and online reservations. Additionally, guests are required to complete the verification through guest portal before check-in.

Yes, for mid-term and long-term stays, we offer 2 complimentary cleanings per month. After the initial 2 complimentary cleanings, additional cleaning services will incur charges.
