Zamalek is the strongest short-let location in Cairo: embassies, Nile views, walkable restaurants, booked in months when the rest of the city is empty. This listing still loses bookings every week.
Five photos in the gallery, and the Nile view is not the first one. Guests decide in the first two images. A Zamalek listing needs 25 or more, view first, then living room, bedroom, kitchen, bathroom, building entrance, street.
AC, wifi, parking, workspace and washer are all present in the apartment and all blank in the listing. Every blank filter removes the listing from that search. Most guests filter.
The title says 1BR. The description says 2BR. Airbnb's ranking model reads that as an inconsistency and guests read it as risk.
Cairo short-let average right now: about USD 54 per night at 54% occupancy, roughly USD 880 a month per unit before fees. A well-presented Zamalek 2BR runs USD 80-110 a night at 65% or more, roughly USD 1,700-2,000 a month.
Photos reshot (one afternoon), 14 amenity filters ticked (20 minutes), title rewritten to 'Zamalek 2BR, Nile view, fast wifi'. No price change.
This is the listing we run the way the Leak Files describe: 25+ photos, every filter ticked, a search-term title, review-first pricing. The scores above are diagnostics on other owners' listings; the outcome numbers here are ours, and we publish each owner's before-and-after once their fix has 90 days of data.
One real listing scored every week, what leaked, what fixed it earned. Owners only.
