The four leaks

1. The title says nothing a guest types

"Zamalek Ember". A guest searching Cairo types "Zamalek 1BR", "Nile view", "balcony", "near Gezira Club". None of that is here. The word Zamalek is the only search term in the whole title, and it is shared with three hundred other listings.

2. The lead photo is a ceiling

The first image is chandelier glare over a kitchen. The balcony with the avenue view is photo three, and it is the only reason to book this unit over the one next door. Guests decide on the first two images.

3. The location field is broken

Under the title, Airbnb prints "Entire rental unit in St, Egypt". The address was entered so that Zamalek and Cairo both dropped out. The listing is invisible to the map and half-invisible to search, and a guest reading "St, Egypt" hesitates.

4. Still "New" after nine months

Four reviews in nine months and the auto-translated description means the host wrote it in Arabic only and let Airbnb translate it. No displayed rating, 19 amenities ticked where a Zamalek 1BR typically shows 35 to 50: workspace, washer, elevator, parking and self check-in details are the filters guests search by.

What the market pays

Cairo short-let average right now: about USD 54 per night at 54% occupancy, roughly USD 880 a month per unit before fees. A well-presented Zamalek 1BR with a balcony runs USD 60-85 a night at 65% or more, roughly USD 1,200-1,600 a month.

The fix, and what it should earn

Rename it: "Zamalek 1BR · balcony over the avenue · self check-in · near Gezira Club". Fix the address so the map pin and the location line read Zamalek, Cairo. Move the balcony photo to first, the living room second, the bedroom third. Write the description in English and Arabic instead of letting the machine do it. Tick every amenity the unit actually has. Price 15% under the street for 30 days to collect the next ten reviews, then move to market. One afternoon of work, and the gap between four reviews in nine months and a full calendar.
