## The agreement
### Parties
**BNBHubs LLC** (“Manager”). US-registered LLC operating exclusively in Egypt. Contact: muhammad@bnbhubs.com · +1 (308) 743-4462 · bnbhubs.com
**You** (“Owner”). Your full legal name, your contact phone with country code, your unit address.
### What you provide
– One or more units, located somewhere in Egypt, furnished and ready for guests (or with a confirmed ready-by date)
– Photos, building keys, building access info, utility account names
– Non-exclusive listing rights on Airbnb, Booking.com, Vrbo, Expedia, and bnbhubs.com direct booking
– Rent / mortgage / property taxes / building service fees stay on your accounts
### What BNBHubs does (covered by the 30% management fee)
– Professional photography (initial shoot + seasonal refresh)
– Full onboarding: Hostaway channel manager setup, listing copy, pricing strategy
– Live listings on Airbnb, Booking.com, Vrbo, Expedia, bnbhubs.com direct
– Dynamic pricing tuned weekly using real market comparable data
– 24/7 guest communication in English + Arabic
– Marketing + paid ad spend (Meta, Google, Boostly funnel)
– Monthly statements + payouts to your designated payout method on the 5th of each month
– Damage claims filed via platform AirCover / equivalents on your behalf
### What BNBHubs does NOT cover (your expense, billed separately)
– Rent / mortgage / property taxes
– Utility bills (electric, water, internet, gas)
– Major repairs (HVAC, plumbing, structural)
– Furniture / appliance purchases
– Damages above the platform AirCover ceiling
– Sheets / linens / consumables — your choice between charging guests a sheet fee at cleaning or replenishing yourself
– Local cleaning subcontractor (e.g., Rawi crew at ~$100/mo per unit) — pass-through, not part of the 30%
### Commission
**30% of gross booking revenue.** Inclusive of everything in “What BNBHubs does” above.
– No setup fee
– No monthly retainer
– 30-day termination notice (email is sufficient)
### Cleaning
Cleaning fees are charged to guests at cost. BNBHubs adds nothing on top.
### Damage
If a guest damages anything: BNBHubs files the platform claim (Airbnb AirCover, Vrbo, Booking) and forwards any payout to you. Damages exceeding platform coverage are your responsibility.
### Payout
– Payments hit BNBHubs Stripe account.
– BNBHubs pays you by the 5th of each month for the prior month.
– Payout methods supported: bank transfer EGP, USD wire, Wise, Payoneer.
### Term
– Effective: date of your “signed” reply.
– Initial term: 6 months (listings need time to season on each platform).
– After 6 months: month-to-month. Either party terminates with 30 days’ email notice.
### Acknowledgement
By replying “signed” to BNBHubs’s onboarding message with this MOU referenced, with your full legal name + property details, you agree to all terms above.
BNBHubs counter-signs and sends the executed PDF back within 24 hours.
