Two of our apartments are three-bedroom flats in Maadi, the leafy, quieter south of Cairo. They do not book like a Red Sea one-bedroom. We went through every review and every booking of the last twelve months to answer one question for owners of family-sized units: who actually books them, and what do those guests need?

Who books: families, late, for a week
Three findings, all different from El Gouna. Groups: more than half of the stays at Hibiscus Haven had three guests or more, and several had five. Length: the average stay was six nights, and the longest was fourteen. Timing: the median guest booked three days before arrival, and 13 of the 20 stays came through Booking.com. These are families and groups who decide late and stay close to a week.
What they came for
Read 78 reviews in a row and the same three words keep coming up: space, walkable and quiet.
What they complained about: the small things
Nobody complained about Maadi. The complaints were about stock: things a family uses on day two that a couple on a weekend never notices.

Every one of those guests still scored the stay 9 or 10. Families forgive a missing lamp when the space, the street and the host are right. They do not forgive it twice.
What they forgive
An elevator one guest disliked. A location "far from Cairo's busy central areas", in another's words. The point of Maadi is that it is not Downtown, and the guests who choose it know that.
What an owner of a family-sized unit should do
- Stock for six nights and five people, not two nights and two. Towels per guest plus spares, a full kitchen kit, lamps by every bed, bath mats. It costs less than one bad review.
- Be bookable at three days' notice. These guests decide late. A calendar that blocks last-minute stays, or a price that only drops after the date has passed, loses them to the flat next door.
- Sell the week, not the night. A weekly rate gives a four-night family a reason to stay seven.
- List where families search. For these flats that is Booking.com first. Check where your own guests come from before you pay for a channel.
